Our method, before design
Property agency benchmarking and keywords for sales, lettings and management
We begin with competing agencies, local results and examples that make sales, lettings and management clear. The benchmark distinguishes a property search from a search for a professional. Your actual portfolio, areas, capacity and the value of desired instructions help prioritise services, with checks of the practice framework in the relevant jurisdiction.
“Estate agency [neighbourhood]”, “lettings management [town]” and “sell flat [town]” are possibilities to check. They justify neither fictional available properties nor invented offices. Rules on listings, fees and professional information are incorporated into page design.
The research guides service pages, areas actually covered and links to the catalogue. We use authorised photographs, an identifiable team and verifiable references; reuse of reviews is approved with the agency. KPIs distinguish buyer enquiries, seller contacts and signed instructions. The quote defines research and benchmarking without automatically including analysis of every town in a standard price.

In practice
Owners and buyers: two entry points from the website
Entrust a property to us
Owners discover your services, method and stages. The enquiry specifies the property and area before the first conversation.
Find a home
Listings and useful information are organised according to the agreed scope. Visitors can specify their search and contact the right person.
Your starting point
Creation or redesign: content, functions and transfer of old pages
Creation: organise pages, content and contact
We prepare a website centred on your actual activities, contacts and service area. You can begin with a presentation and standard forms, then add a catalogue or industry integration after reviewing available data and tools.
Redesign: transfer content and redirect old pages
We examine existing services, listings and access before defining the transfer. The redesign can clarify journeys and prepare redirects, but recovery of a catalogue, media or proprietary feed depends on your current solution's capabilities.
Useful functions
Valuations, property listings and agency presentation
Valuation request
A form can collect property type, location and a contact method. A valuation request does not thereby become an automatic valuation: any calculator's rules need to be defined and priced separately.
Property listings with search filters
A catalogue can offer filters useful for your listings where data is available and structured. The project specifies the source, fields and update conditions rather than assuming a plugin covers every software tool.
Agency and service presentation
Your team, specialisms and approach to supporting clients can be presented with real information. We invent neither sales volumes, reviews nor results to give the presentation artificial weight.
Practical questions
Questions about content, tools and website creation
Is connection to our property software included?
It must be assessed according to the software, available feed and permissions. Plugins, subscriptions, feed maintenance and any development are priced separately; they are not automatically included in a brochure or e-commerce offer.
Can we create the website before connecting listings?
Yes. A brochure website can present the agency and collect enquiries while the catalogue scope is prepared. We then define a structure that avoids promising searches or alerts not yet available.
Does the number of listings determine the price?
Not by itself. A clean, documented import may be simpler than a small, inconsistent catalogue. The determining criteria are data quality, publishing rules and connections needed for your operations.
Build the journey
Two separate journeys for sellers and buyers
An agency website can support property searches and preparation for a sale. These journeys deserve different entry points. Listings should provide consistent information and an up-to-date status; seller pages explain how you prepare an initial conversation. The team and actual service areas provide local context. A neighbourhood page is useful when it answers area-specific questions with verified information. It should not merely replace a town name in otherwise identical text.
A concrete example
Example: requesting a viewing while retaining the listing reference
Fictional example: a visitor discovers a flat and wants to arrange a viewing. Their enquiry must retain the property reference so your team does not have to search for it. If the listing is no longer available, the website says so and can suggest another relevant search. Conversely, an owner wanting to sell should not be sent to the buyer catalogue. They find an explanation of your approach and submit the first useful details. The website distinguishes a request for a conversation from a valuation automatically generated from a few fields.
The first enquiry
Forms: property reference for a viewing, area for a sale
For a property, a reference, question and contact method may suffice for first contact. For a sale, property type, area and project stage guide the conversation. An exact address, ownership documents or financial records are unnecessary for every initial enquiry. The form must not collect a complete rental application through a simple public contact channel. We define the information to transmit later through the agency's designated channel once the relationship and need are established.
Define the budget
Manual catalogue, property software and alerts: functions to price
A manually entered catalogue may suit a small volume if someone genuinely maintains it. A connection to industry software reduces re-entry but requires checks of fields, photos, statuses and listing removal. Synchronisation cannot be assumed available for every tool. Alerts, client areas or valuation tools are other functions to scope. The quote distinguishes agency presentation, catalogue, data connection and additional services, pricing the dependencies rather than page count alone.
Prepare and check
Prepare listings and test viewings, removals and seller enquiries
Prepare listing fields, connection access or specifications, authorised photographs and approved agency information. Demonstration properties remain explicitly fictional and are removed or labelled before publication. Real listings must be reviewed in full, including mandatory data your team is responsible for supplying.
Acceptance testing covers an available property, a withdrawn listing and a seller enquiry. We check that the reference remains in the message, filters work and list and detail pages are consistent. If an import fails, the behaviour must be known: an old listing must not continue to appear available unchecked.
During a redesign, previously shared listing and area-page URLs must be inventoried. URL changes are handled according to content still available without automatically sending every old property to the homepage. For administration, a useful exercise is withdrawing a listing and correcting an imported field or its source. We identify where the change must be made so it is not overwritten by the next synchronisation. This avoids confusing maintenance across the website, software and portals you use.

Property listings: fees and mandatory information
For a French agency, advertisements and the website require information specific to property. The DGCCRF explains the display requirements: an easily accessible schedule of maximum fees including VAT, allocation of who pays them, and mandatory listing information, including energy performance. We provide the necessary fields and links, then check the quality of data from the industry software with the agency. Automatically importing listings does not guarantee that every listing contains all required disclosures.
These provisions concern France. The country and professional authority are identified before adapting the project to another market. Also see our scoping method for regulated professions.
